LEASE QUALIFICATION

 

THE FOLLOWING QUALIFICATIONS ARE ESTABLISHED TO ENSURE THAT ALL PROSPECTIVE APPLICANTS FOR A PROPERTY PROCESSED BY KELLER REAL ESTATE GROUP, LLC WILL BE TREATED EQUALLY.

 

Please read the following. If you feel you meet the guidelines for qualifying, we encourage you to submit an application by clicking the Apply Now button located at the top of this page. Only one application will be processed at a time, and applications will be processed in the order received. An incomplete application will not be considered.

 

Note: Some properties do not allow pets.

 

MINIMUM CRITERIA FOR TENANT QUALIFICATION

 

Prospective residents must:

 

  • Complete, sign, and submit an application from each person 18 years of age or older who intends to live at the property.

  • Demonstrate sufficient household income. Monthly income must be at least three (3) times the rental amount.

  • Verify the source(s) of income or employment. Management will need to see three months’ worth of recent income. Verifiable sources include pay stubs, bank accounts, 1099’s, and W2’s. If unemployed, bank accounts, stocks, bonds and other forms of assets may also be used to verify the financial status of a prospective resident. It will be necessary to furnish management with proof of funds equal to three (3) years’ worth of rent and they must document that the funds have been in their account for the last four (4) months. Unverifiable income will NOT be considered.

  • If self‐employed, provide tax returns from the previous two (2) years for salary verification.

  • Display consistent income or employment for a minimum of twelve (12) months. Unemployment compensation is NOT considered a qualifying source of income.

  • Be able to pay full deposit and rent requested.

  • Not have unpaid collections from utility companies.

  • Understand that credit scores below 650 will result in an increased security deposit by 50%. Scores below 620 will result in denial of the application.

  • Not have total household financial obligations (including rent) that are more than 60% of income.

  • Be able to provide three credit accounts in good standing.

  • Fill out application completely and truthfully. Applications will be denied if falsified or missing information.

  • Have given proper notice of moving according to leases with previous landlords. 

  • Not have had prior evictions in past five years.

  • Not have had notices for default of lease terms or of any kind from previous landlords, nor have had their deposit withheld because of lack of property upkeep or non‐payment of rent.

  • Not have had notices of any kind from previous landlord, neighbor complaints or police reports regarding disturbing the peace.

  • No notices of any kind regarding a violation of a previous rental agreement.

  • Not owe any unpaid balances to previous landlords.

  • If owning pets, provide proof of license, tags, shots, references & insurance.

  • Not have had nuisance code violations nor health or safety hazards present at their current residence.

  • PROVIDE A GOVERNMENT ISSUED PHOTO ID FROM EVERYONE 18 YEARS OF AGE OR OLDER AT THE TIME THE RENTAL AGREEMENT IS SIGNED. Photocopies are not accepted.

  • Be able to put utilities in their name.

  • Have had no personal history of violence or unlawful drug activity in the past 5 years (evidenced by a police report being filed regarding an occupied premise or elsewhere), or by a conviction for violence or drug activity. Management reserves the right to deny residency and occupancy for any criminal activity at their discretion. Guarantors /co‐signers cannot be used as a substitute for this requirement.

  • Pet Policy - (Some properties do not allow pets.) If property does allow pets: Max 2 allowed, One time non-refundable fee of $250 per House/Apartment. Monthly rent is increased $25 per dog and $15 per cat. Restrictions: Non-agressive breeds of cats and dogs are welcome. Pets must not be destructive. Management will have to meet potential residents' pet before move in.

  • Understand that the lease amount advertised reflects a $25 discount for paying rent electronically. Any rent paid by check, cash, or money order will not be eligible for the $25 discount

 

 

ALL MOVE‐IN FUNDS can be paid with a money order or Cashier’s check only. Future rent payments are to be paid online using PayLease or by use of a PayLease Cash Card which will be provided to the tenant at move in. Checks, money orders, cashier’s checks, cash, and any other form of payment will not be accepted. All utilities for which you are responsible for must be transferred into your name by the agreed upon move‐in date BEFORE keys are provided. We will call the utility company for verification prior to providing the keys. NO exceptions.

 

No person or persons shall be denied the right to rent one of our homes because of race, color, sex, sexual orientation, gender expression, religion, familial status, national origin, age, or physical handicap.
